Homes in Centerville Conservation Community are based on regional historic house types that are derived from the history and climate of North Florida, South Georgia, and the Gulf Coasts. Homes are compatible with the rolling, red hills and long leaf pine forest of the Centerville landscape.

Centerville is a custom home community.  The size minimum is 3200 square feet in Centerville, with a 2400 square foot minimum in the SpringWood section.

The Design Book

The 60-page architectural design book has been described as the best within 150 miles of Tallahassee.  It is a set of guidelines for owners to utilize when designing their dream home.  The sections of the pattern book were comprehensively assembled so that each homeowner and their builder, architect, draftsman, and landscape designer can effectively and efficiently design their preferred style, hence saving research time, making the home more affordable and providing a basis for the builder to value engineer the home.

With each home that is designed and built at Centerville, we are continuously improving our design book.  It is important to remember that these are guidelines, and some suggestions are not necessarily requirements.

From the Founders

We thank you for being a part of Centerville and understand that you share the same love for this land as we do. With what began as just that, a love for this special property and a diligent effort to preserve it, we have created the first conservation neighborhood in North Florida. Understanding the responsibilities entrusted to us as stewards of this great property, we set out to create a legacy community of the finest quality of planning, construction, and architecture in the Southeast. We have gone over every detail time and time again, hosting a myriad of professionals from around the country in the years it has taken to create this special place.

Section 1 : Introduction

The Planning Guidelines section establishes the design parameters that shall be used in conjunction with the Architectural Guidelines. This section explains the land conservation principles that should be used throughout the planning and design process as well as illustrating the community master plan. Generally, each style has a planning protocol consistent with its own historic precedent. These precedents provide continuity within the community, establishing an overall harmony within the land use pattern.

Section 2 : Planning Guidelines

Centerville Conservation Community was created as a living environment where the history, culture, and ecology of North Florida’s rolling red hills are forever protected. Through the efforts of a select team of landscape architects, architects, planners, and craftsmen, the ideal footprint and aesthetics of this vision have been realized.

Section 3 : Architectural Guidelines

The Centerville Conservation Community Houses are based on selected styles which are characterized as simple houses with vertical proportions that have ample shade and ventilation. Typical qualities of a Centerville Conservation Community House are: simple, straight-forward volumes, one or two story, full faÁade and wrap around porches with columns, vertically proportioned windows and doors that are evenly spaced and coordinated with the porch bays, wood siding, brick veneer, and shingles or metal roofs.

Section 5 : Landscape Guidelines

Centerville Conservation Community is a unique development dedicated to intermingling residential home sites with the existing landscape and the wildlife that depends on it. The common goal is to develop residential landscapes throughout the project, that reflect the character of the existing natural areas such as bottomland forest, live oak hammocks, upland pine forest, and meadows. Through the preservation of native vegetation and the accentuation of natural areas between the residences and common grounds, community residents will inherit and retain a landscape ordinarily lost to land development practices that allow native plants to be removed and replaced with ornamental nursery produced species. Discouraging and limiting the introduction of exotic plants will reflect respect for this incredible and dynamic southern forest landscape. The Centerville Conservation Community encourages talented designers to develop exciting and innovative design solutions that will increase the livability and value of the community as it ages.
